Required Before You Demolish or Refurbish

A Division 6 audit is required under the WHS Regulations before any demolition or significant refurbishment work begins on a structure built before 2004. Unlike a Division 5 audit, which focuses on ongoing workplace management, a Division 6 audit is scoped specifically to identify all asbestos-containing materials that could be disturbed, damaged or removed during the planned works.
This type of audit is more intrusive than a management audit. It may involve sampling materials behind wall linings, under flooring, in ceiling cavities or in areas not accessible during normal building occupation. The goal is to give your contractor a complete, accurate picture before any work starts.
When Is a Division 6 Audit Required?

- Before demolition of any structure constructed before 2004
- Before major refurbishments, fit-outs or extensions in pre-2004 buildings
- When a builder or principal contractor requires asbestos sign-off before works commence
- As part of a planning or development application process
- When disturbing walls, ceilings, floors or structural elements in older buildings

Our Division 6 Audit Process
Our licensed assessors will review any existing asbestos registers and available building documentation before conducting an intrusive survey. All suspected materials are sampled and sent for NATA-accredited analysis through our asbestos testing process. You receive a full demolition or refurbishment asbestos report detailing the location, type, condition and quantity of all ACMs identified, along with a safe removal sequence suitable for your licensed removalist.
After Removal Works Are Complete
Once your licensed removalist has completed the work, ProCheck attends as an independent assessor to conduct the clearance inspection and issue your asbestos clearance certificate. Where required, we also provide asbestos air monitoring during removal to confirm fibre levels remain within safe limits.
Beyond Asbestos
Pre-demolition surveys sometimes reveal hazardous materials beyond asbestos, including lead-based paint and PCBs. If a more comprehensive hazardous materials audit is required for your project, ProCheck can scope and deliver that alongside or in place of the Division 6 survey.
