Asbestos Clearance Certificates
Asbestos Clearance Certificates – Independent Assessors in Regional Victoria
The Final Step Before Reoccupation
After licensed asbestos removal work is completed, an independent clearance inspection must be carried out before the area can be reoccupied or work can resume. A clearance certificate is the formal document issued by a licensed asbestos assessor confirming that all asbestos has been removed, no residual fibres or debris remain, and the area meets the regulatory air quality standard of 0.01 fibres per millilitre.
Critically, the clearance inspection must be conducted by an assessor who is completely independent of the removalist. ProCheck Services operates as a fully independent assessor. If asbestos air monitoring is required as part of the clearance process (mandatory for Class A removals), we handle that too, using NATA-accredited laboratory analysis.
When Is a Clearance Certificate Required?
- After Class A (friable) asbestos removal by a licensed Class A removalist
- After Class B (non-friable) asbestos removal where the area exceeds 10 square metres
- Before reoccupying a work area, home or building after removal works
- As required by your builder, principal contractor, insurer or local council
- Before a property is handed over, sold or returned to service after remediation
Our Clearance Inspection Process
- Thorough visual inspection of the entire removal area and surrounding zones
- Check of all surfaces, cavities and containment areas for residual material or debris
- Air monitoring sample collection where required – see our asbestos air monitoring service for more detail
- Review of the removalist’s waste disposal documentation
- Signed clearance certificate issued upon successful inspection
Need an Inspection Before Removal? Start Here.
If you have not yet confirmed whether asbestos is present in your property, the first step is an inspection or test rather than a clearance. For homes, start with our residential asbestos inspection. For workplaces, a Division 5 audit or Division 6 audit is the right starting point depending on whether you are managing in place or planning works.
